Ascension Real Estate caps its rent roll at 100 exclusive homes. Not because we have to, but because it is the only way to guarantee the level of service we believe every owner deserves.

Most agencies chase volume. A single manager often carries 160 to 200 properties. With an owner and a renter behind each one, that is up to 400 people competing for one person's attention, before you count trades, suppliers and insurers. Something has to give, and it is usually you.

Lehna.

Lehna is the Managing Director and Founder of Ascension Real Estate, a boutique, director-led agency based in Melbourne's west.

A fully licensed estate agent, she has built her career in Victorian property management with a single focus: getting the detail right. Compliance done properly under the Residential Tenancies Act 1997 (Vic), paired with the proactive, personal service larger offices simply cannot match.

When you appoint Ascension Real Estate, you deal with the director. Not a rotating desk, not a call centre, not a junior cutting their teeth on your asset.

All Tribunal charges are subject to change from time to time. You will be notified in writing before any fee adjustment, or when a charge becomes applicable to your property.

Let's be honest about fees

Ascension Real Estate is not the cheapest agency in the market, and that is deliberate. The agent you choose, and everything that comes with the wrong one, costs you far more in the long run than the difference in a management fee: lost rent, longer vacancies, missed reviews and compliance slip-ups.

Other agents know exactly what we charge. They still choose to charge less, which tells you they are competing on quantity, not quality. That is their model. It is not ours.

We would rather look after 100 homes brilliantly than 1,000 poorly.

Questions, Answered

You might be wondering...

Am I locked into my current agent? +

Almost never in the way people fear. Most management agreements can be ended with modest notice, and Ascension Real Estate manages the entire changeover for you. Staying somewhere that is not serving you usually costs more than moving.

Is switching agents a hassle? +

No. You sign one authority, and we do the rest: we collect your file, keys and records from your current agent and notify your renter. Your renter keeps paying as normal and barely notices the change.

Your fees are not the lowest. Why should I pay more? +

Because cheap management is expensive. A lower fee means little if rent falls behind market, arrears are left to drift, or compliance is missed. We cap our rent roll and invest in service so your return is protected, which is where the real money is made or lost.

How often will I actually hear from you? +

As often as it matters, and always when you reach out. Because we deliberately manage fewer properties, you deal with an experienced agent who knows your property, not a queue.

What happens if my renter falls behind, or we end up at the Tribunal? +

We act early with a clear, proactive arrears process, which prevents most issues escalating. If a matter ever does reach the Tribunal, we prepare the file and attend on your behalf, with those costs set out plainly in the fees section.

Who actually manages my property day to day? +

Lehna and the Ascension Real Estate team, here in Victoria. No offshore call centres, and no junior learning on your asset.
