Hi there,
Choosing who looks after your property is a big decision, and I don't take it lightly that Ascension Real Estate is on your list.
This proposal walks you through exactly how we work, what we charge, and what you can expect. We are a boutique, director-led agency, which means your property is looked after personally, not passed down a chain or handed to a junior.
Take your time reading through. If anything raises a question, call or message me directly. I would genuinely love to look after your investment.
Is your property performing
as well as it should?
If you already have a manager, it is easy to assume everything is fine. But "fine" is often where good returns quietly slip away.
Calls and emails that go unanswered
You chase updates instead of receiving them. You feel like a file number, not a client.
Over-promised at sign-up, under-delivered since
The attentive service you were sold quietly faded once the agreement was signed.
Reactive, never proactive
Rent reviews are missed, arrears drift, and small issues become expensive ones.
Most owners stay put because they think they are stuck with their agent. You are not. Management agreements can be ended with modest notice, and the longer you stay somewhere that is not serving you, the more it costs.
Changing managers is far easier than staying frustrated.
What switching to Ascension Real Estate looks like
You appoint Ascension Real Estate
You sign one simple authority. That is the hard part done.
We handle the handover
Ascension Real Estate collects your file, keys and records from your current agent, and notifies your renter. You barely lift a finger.
Nothing changes for your renter
Rent keeps being paid as normal. The transition is seamless and stress free.
What we do differently.
Ascension Real Estate does not just manage properties. We anticipate problems, protect your investment and create better outcomes. Every property is unique, so we tailor our approach to yours.
Proactive communication
We stay ahead so you are never left wondering.
Stronger renter relationships
Happy renters mean longer stays and fewer issues.
Maximised returns
Smarter strategies that protect and grow your investment.
Meticulous oversight
No details missed. No excuses.
This is more than property management. It is peace of mind, performance and partnership.
Big isn't best.
Better is best.
Ascension Real Estate caps its rent roll at 100 exclusive homes. Not because we have to, but because it is the only way to guarantee the level of service we believe every owner deserves.
Most agencies chase volume. A single manager often carries 160 to 200 properties. With an owner and a renter behind each one, that is up to 400 people competing for one person's attention, before you count trades, suppliers and insurers. Something has to give, and it is usually you.
We do not want to be Victoria's biggest agency. We want to be the best one for our exclusive clients.
Lehna.
Lehna is the Managing Director and Founder of Ascension Real Estate, a boutique, director-led agency based in Melbourne's west.
A fully licensed estate agent, she has built her career in Victorian property management with a single focus: getting the detail right. Compliance done properly under the Residential Tenancies Act 1997 (Vic), paired with the proactive, personal service larger offices simply cannot match.
When you appoint Ascension Real Estate, you deal with the director. Not a rotating desk, not a call centre, not a junior cutting their teeth on your asset.
We make it simple.
A clear, proven approach, and a full service that takes care of every detail of your investment.
Smart auditing
We review every area of your investment to ensure full transparency.
Strategic management
Hands-on management that keeps renters happy and properties performing.
Risk mitigation
We handle the details and challenges so you do not have to.
Our property management service includes:
Finding the right renter,
and getting you seen.
The right renter is the single most important part of protecting your investment. We do the legwork to find them, and present your property so it stands out.
Once an applicant has viewed the property and applied, we carefully review their rental history, proof of income and references, working quickly but discreetly to find the right fit. It is our job to do the legwork, and you can be as involved in the final decision as you would like to be.
When it is time to lease

Clear fees; aligned results.
Simple, transparent, and designed to align our success with yours. Ongoing fees are deducted from rental income as they fall due, so there is no upfront payment.

- Compliance: Every property meets current safety standards, keeping you compliant and your renters safe.
- Rent reviews: Completed around four months before lease end to keep your rent at market.

- Finalisation: Renter induction and handover on move-in day.
- Negotiation of lease renewals and preparation of renewal documents when an existing renter signs a new fixed-term agreement.
- Photography, signage, realestate.com.au premier, Homely, View, Rent, Marketplace and social media.
These apply only if and when a specific event occurs. If the event never happens, the fee never applies. They are listed here in full so there are never any surprises.
All Tribunal charges are subject to change from time to time. You will be notified in writing before any fee adjustment, or when a charge becomes applicable to your property.
Ascension Real Estate is not the cheapest agency in the market, and that is deliberate. The agent you choose, and everything that comes with the wrong one, costs you far more in the long run than the difference in a management fee: lost rent, longer vacancies, missed reviews and compliance slip-ups.
Other agents know exactly what we charge. They still choose to charge less, which tells you they are competing on quantity, not quality. That is their model. It is not ours.
We would rather look after 100 homes brilliantly than 1,000 poorly.
You might be wondering...
Am I locked into my current agent? +
Almost never in the way people fear. Most management agreements can be ended with modest notice, and Ascension Real Estate manages the entire changeover for you. Staying somewhere that is not serving you usually costs more than moving.
Is switching agents a hassle? +
No. You sign one authority, and we do the rest: we collect your file, keys and records from your current agent and notify your renter. Your renter keeps paying as normal and barely notices the change.
Your fees are not the lowest. Why should I pay more? +
Because cheap management is expensive. A lower fee means little if rent falls behind market, arrears are left to drift, or compliance is missed. We cap our rent roll and invest in service so your return is protected, which is where the real money is made or lost.
How often will I actually hear from you? +
As often as it matters, and always when you reach out. Because we deliberately manage fewer properties, you deal with an experienced agent who knows your property, not a queue.
What happens if my renter falls behind, or we end up at the Tribunal? +
We act early with a clear, proactive arrears process, which prevents most issues escalating. If a matter ever does reach the Tribunal, we prepare the file and attend on your behalf, with those costs set out plainly in the fees section.
Who actually manages my property day to day? +
Lehna and the Ascension Real Estate team, here in Victoria. No offshore call centres, and no junior learning on your asset.
Everything you need, in one place.
